The South Tower provides 200,000 square feet of labs and offices for rent. Located within is the MaRS Incubator, which provides furnished offices, lab space, meeting rooms and kitchen space to emerging startups.

The Princess Margaret Cancer Research Tower houses more than 400,000 square feet of state-of-the-art wet labs for research organizations. The University Health Network maintains research facilities here.
